Common situations
Where this helps
Between-tenancy condition checks
Independent documentation of the property's condition when a tenancy ends or begins, so you have a clear, dated record.
Periodic exterior observations
Scheduled exterior checks — boundary, access, visible upkeep — so you're not relying only on what a tenant or agent chooses to tell you.
Repair verification
If a repair was reported as completed, we can independently confirm what's visibly been done before you release payment or close the issue.
Owner-requested checks
Have a specific concern? Request a one-off check outside the standard schedule and we'll confirm scope and price before proceeding.
Lawful access and tenant privacy come first
Rental Property Monitoring is subject to lawful access, your authorization as the owner, any tenancy agreement or tenant arrangements that apply, and local rules governing entry to an occupied rented property.
We do not carry out invasive tenant monitoring or unlawful entry or surveillance. Where a property is tenanted, visits and observations are scoped to what is lawful and permissible under your tenancy arrangement — exterior and common-area observations, and interior checks only where access is properly authorized and arranged in advance.
Photo & video reports
Findings from each check are documented with photographs and, where applicable, video, so you have a clear record of your property's condition over time.
What this doesn't cover
This is independent condition-documentation support — it does not include legal eviction proceedings, rent collection, tenant screening or acting as your registered property manager unless separately agreed and confirmed in writing.
Consultation-first
Get independent visibility into your rented-out property
Tell us about your property, your tenancy arrangement and what you'd like checked — we'll confirm what's lawful and practical, with a written scope and price, before any visit.
